QUESTION:Would anyone care to take a rough guess at how much it may cost me to
install a mid-efficiency gas furnace and the required duct-work in a
century home in the Toronto, Ontario area? My wife and I are thinking of making an offer on a very nice old house
but it has a gas-boiler, hot water-radiator heating system that
will have to be replaced. We have no idea how much we should be discounting the asking price
because of this. The house is two storey brick with an attic loft. It's about 2500 sq.ft.
Unfinished basement, Dining Room, Living Room, Family Room, Kitchen,
Den on the ground floor, 3 bedrooms and a washroom on the second floor,
and a "fourth bedroom" loft in the attic. There are inlaid hardwood floors
throughout. I realize that there are a million other variables that would affect
the cost, but we're wondering if we're talking the $5000 ballpark or
maybe $50,000.
ANSWER: I have a home about the same age which I just had a new 80% furnace installed along with a bunch of duct RE-routing in the basement,
a new humidifier, condensate pump, filter, etc. In other
words, our old furnace was shot and the whole system was kind
of a mess and we got the works. However, we already had a
forced air system in the house--I don't know exactly when
that was put in but it was quite a while ago. Anyway, the total
was around $2300. I would say it sounds like you are talking
about a lot more labor for the duct work but about
the exact same equipment that we bought except that our
house is only about 1500 sq ft so you might need a larger
furnace.
